As you watch demolition in the city of Toronto, it’s easy to forget that Toronto is home to many more properties than just the one in the picture above.
There are thousands more in different parts of the city, some of them less than 1,000 square feet.
That’s why it’s so important to take the time to find out what the building codes require of your new home before you sign the deed.
The rules vary widely and some of these requirements are quite simple, like the length of the front lawn.
Others are more complex, like whether a front door has to be left open or not.
In Toronto, a front gate is required for all new homes, and is the main feature of all residential buildings, including condominiums.
But it’s important to remember that many of these codes are not enforced uniformly.
The Toronto Building and Safety Commission, which deals with residential building code violations, does not have a specific enforcement policy for residential buildings.
That means you have to work with an inspector, who must be certified by the TBSC, to work out what is and isn’t permitted.
“If a building inspector reports something that is not compliant with the code, we are not going to issue an enforcement notice,” says TBSS spokesperson Jennifer Condon.
“But if it’s an issue of compliance, we will send a letter of violation and then take it to the relevant provincial authority.”
Condon says inspectors are not trained in specific residential building codes.
“So if we’re having issues with a door being left open, or the front door not being left in, it might be an issue that the building inspector is looking into,” she says.
And the best way to find a building code inspector is to ask around.

Condon also says inspectors can help find a contractor who can provide a new home, which can be a hassle if you’re new to the industry.
“You have to have some sort of experience,” she said.
“I think there’s always a reason why you’ve applied for the permit.”
The TBC, in turn, has set up an online form for residential developers to fill out and submit information to help get new homes approved.
“In order to be approved, the developer has to demonstrate that they have a plan to construct the new home in a way that meets the standards of the building code,” says Condon, “which will involve some sort, a plan of action, a strategy of action.”
